February 14, 2024Electra America, American Landmark, and BH Group have announced plans for the redevelopment of Southland Mall in Cutler Bay, Miami. The ambitious $1 billion project, known as “Southplace City Center,” will transform the 80-acre site into a vibrant “city within a city” that encompasses residential, retail, and entertainment spaces. The development aims to create a self-contained community with ample green spaces, bike trails, walking trails, and easy access to public transit.
The Southplace City Center project is set to be one of the largest of its kind in the Southeast, featuring over 4,000 residential units, 500,000 square feet of curated retail, and diverse dining and entertainment options. Additionally, there will be 150,000 square feet of prime retail space and outparcels dedicated to food and beverage operators. The redevelopment will adhere to the Town’s code and will not require any special approvals.
The project is expected to have a significant economic impact, generating approximately 2,700 new jobs during the seven-year development period. In the first five years alone, the project will contribute $44 million in property taxes ad valorem revenue, with $6.1 million going to Cutler Bay. Over a 20-year period, the project is projected to generate up to $491 million, with $75.2 million benefiting Cutler Bay.
Ron Gaither, Chief Development Officer of Electra America, expressed excitement about revitalizing the underutilized property and helping address the housing shortage in Miami-Dade. Southplace City Center will offer a wide range of market-rate housing options and its strategic location near major thoroughfares and mass transit will reduce traffic congestion and encourage the use of public transportation.
The Mayor of Cutler Bay, Tim Meerbott, emphasized the importance of aligning the project with the community’s vision and ensuring a proper mix of uses. The development will fulfill various community needs, such as job creation, additional restaurants, entertainment options, and a refreshed aesthetic that enhances the character of Cutler Bay.
The development team acquired the Southland Mall and adjacent parcels in May. The site’s strategic location along the Florida Turnpike and U.S. 1 places it at a major commercial crossroads in suburban Miami-Dade County. It is also conveniently situated along the new South Corridor Rapid Transit Project, expected to open in late 2024, providing a crucial mobility connection between Miami’s central business district and the southern communities of the County.
The master plan for Southplace City Center includes updating the existing mall with cosmetic improvements and introducing new high-quality retailers. The phased development will feature 4,395 market-rate apartments, new retail and restaurant concepts situated around lakes and open spaces, a specialty grocer, a 150-key hotel, 60,000 square feet of medical office space, and a terraced community amphitheater. The plan also includes a new vehicular entrance directly off U.S. 1, a welcoming entrance square with a large fountain and green space, and a pedestrian bridge connecting the community to the new bus rapid transit stop. The development will prioritize sustainable transportation options, with bike and golf cart paths, pedestrian walking trails, and trolley stops to reduce car dependency.
Construction of the first residential building is set to begin in mid-2023, with an estimated completion in early 2025. Rents for these units will start at $2,500.
The project design team includes economic advisors Florida Economic Advisors, retail consultants CPH, master planner/designer MSA Architects Inc., landscape planner Insite Studio, and civil/traffic engineer Kimley Horn.
